It is customary in San Mateo County that properties are inspected prior to being listed. This insures the buyer of an unbiased opinion of the home, and ensures the seller that when an offer is made, no structural surprises arise that could hamper the sale.
A walkthrough inspection is a service provided for the buyer of the home that has a prelisting inspection on file. This informs the buyer of the present condition of the home, and allows the buyer to ask questions about the home to the property inspector. The fee for this service is half the cost of the original inspection.
